If you are getting visits to your web site, but no calls or emails from prospective buyers you will have to re-examine your home more critically. Many homes don't sell quickly, and all for the same reasons. Either the price isn't right or there is something about the home preventing a sale.

Is your home in line with the new styles in home design? or does your home reflect the current attitudes in lifestyle? Is it in move in condition?

We have always redecorated and renovated our homes to varying degrees before selling. We always decorate with the idea of reselling in mind, so we paint in neutral colours and usually remove any carpeting. If there is carpeting in good condition have it cleaned by a professional, but more often than not we remove the carpeting, as our personal preference is to more easy to clean surfaces. In today's market hardwood, ceramics, laminate, and other easy to clean surfaces are the preference.

How much should you spend? Consider this carefully. Although some changes (like repainting) may allow you to raise your list price, others, such as installing floors will not be recovered totally. You will need to determine if it is a necessary expense to sell your home.

If you have determined that you need to do work but aren't sure about the style you can always give the buyer an incentive. If you know that your home needs a new kitchen and intend on installing one to sell your home, give the buyer the option to select the finishes.

Include built-in televisions or other features that make a statement.

You may have to lower your price. If your home is already in the best condition possible, and has been on the market for many months, you may have to accept the fact that your home is overpriced. It's possible that there is a buyer somewhere that would be willing to offer you your dream price, but you have to decide how long you are willing to wait for them to appear. If you've marketed your home effectively chances are that you are simply priced too high.

You need to find out how much the homes in your neighborhood are selling for, rather than what they are listed for, and then reduce the price of your home to attract the buyer's attention.
